Even I, Hannah, EB’s resident winter enthusiast, have to admit that it’s time for spring. After a long, harsh winter Upstate, I’m officially tapped out. We’re about a month away from the official start of the season, and at this point, I’m even looking forward to mud season.

With the end of winter also comes the end of Upstate’s real estate slow season — another thing I’m eagerly anticipating. Inventory is coming onto the market at its slowest right now, which makes my routine Zillow digs a little less exciting than they tend to be during the warmer months. Even so, a few treasures have made their way onto the market lately — ones that would stand out even if dozens of new listings were going live every day.

One that’s really stood out to me is a retro roadside diner in Port Ewen, just outside of Kingston. Since moving to Kingston nearly seven years ago, I’ve driven past it at least once a week, and it stole my heart the first time I saw it. As a lover of all things retro and midcentury, it’s one of those properties that really pulls at the heartstrings. So of course, when it went on the market last week, it was an obvious contender for this list.

In addition to this incredible commercial property, we’re highlighting four residential listings: an 1820s Gothic Revival farmhouse, a cottage near Queechy Lake, a renovated home with two ponds on the property, and a cozy log cabin coming in at under $380,000.
